The 2nd Annual Eurobuild CEE Retail Market Conference
Conference Programme
13.30 – 14.00:: Registration and Welcome Coffee
14.00 – 14.15::Opening presentation: Retail Market Overview - present situation, future prospects
The facts and figures underlying the market: What are average rental levels now in different locations and segments of the market? What is the turnover in Bucharest and other cities? What is take-up and what is vacancy? Which projects are under construction and at what stages of development are they, and which projects are planned?
14.15 – 15.00::Sharing the pain and coming to terms
Before moving forward you have to come to terms with the past and the present. 2009 has been a bewildering year for developers, tenants, consultants and brokers alike. What have been companies’ experiences? How have the different professions adapted to their changed roles? What have they seen which informs their plans for the future? What lessons have they learnt, or are they still learning, which can help them navigate steady course in the future? How can the different parts of the market help each other? What you should know about land prices and construction costs.
15.00 – 15.45::Adaptability and innovation are key
To survive, both tenant and landlord have to be adaptable and try to understand the difficulties facing each other. What options for dealing with the difficult market situations are available? Which are sensible and which are not? To what extent can a retail centre be adapted and for what uses? How can a developer help a tenant with fit out costs? What can a developer do if a tenant becomes insolvent, or looks like he will? With marketing budgets tight, bringing the paying customer into your shop is crucial. Making them part with their money is even more so. How do you get the most out of your marketing budget? How can retailers generate growth in a low-growth environment?
15.45 – 16.15::COFFEE BREAK
16.15 – 17.00::Brave New World
The old system has ceased to exist, but a new one is not yet born. Here lies opportunity, although it may not be apparent to the hard-pressed managing director. Opportunity for more sustainable designs and development processes, for example. How should the new system look? Where should retailers be cutting costs, and where should they be investing? Where, when growth comes, will it come from? What are expected government policy actions and what effects could they have on the retail market? Changing consumer patterns – how are consumers adapting to the difficult environment? What are they looking for and how can you reach them using new methods of communication? What are developments in retail management? The financing picture: is it getting any better?
17.00 – 17.45::Legally speaking – know your rights
In this market you need to know your rights and your legal opportunities very well indeed. What are the major pitfalls to look out for? How can you protect against them? How can you make your position as strong as possible, in legal terms? How to protect yourself when things look like they are taking a turn for the worse? Making sure you’re covered in every sense.
